The exterior tiled deck surface — a common high-end finish in the Eastside market — showed loose and cracked tiles; a moisture meter held to the wall directly beneath confirmed active water intrusion through the cladding. A whole-house generator transfer switch had been partially installed but rendered unusable in its current state. Cultured-stone (AMSV) siding was missing required flashings and material transitions, the tankless water heater appeared to be missing a required pressure relief valve, and water tested at 135°F — above WA's state-mandated 120°F maximum.
