What Makes Port Orchard Homes Unique

🏛️
County Seat with a Wide Housing Range

As the Kitsap County seat, Port Orchard has one of the most diverse housing inventories in the county — historic homes near the downtown waterfront, established mid-century neighborhoods throughout South Kitsap, and newer planned developments like McCormick Woods. Bryan has inspected properties across all of these areas.

🌧️
South Kitsap Marine Climate

Port Orchard's position on the south end of the Sinclair Inlet means consistent moisture exposure. Crawlspaces here frequently show vapor barrier failure and moisture intrusion. Roof moss is nearly universal on older properties. Bryan pays particular attention to moisture management systems on South Kitsap properties.

🏘️
McCormick Woods — New Construction Concerns

McCormick Woods is one of the most active new construction areas in Kitsap County. Bryan has inspected dozens of homes here and finds installation-quality issues consistently — drainage problems, HVAC installation errors, and envelope concerns that city inspectors pass. Never assume new means problem-free.

A Recent Port Orchard Home Inspection

This Port Orchard inspection illustrated how a single house can accumulate decades of water-management compromises. Bryan flagged multiple downspouts discharging directly against the foundation, failed corrugated subsurface drainage piping, missing Z-metal flashings at horizontal siding junctures, and roof flashings installed without standard kickout, drip-edge, or re-direct details. Inside, the inspection identified a mixing valve in the primary shower installed with hot and cold reversed, an incorrectly installed water-heater pressure relief discharge tube, ungrounded outlets, no functional carbon-monoxide alarms, and steep non-conforming basement stairs that terminated at a door without a landing. Twenty-seven repair items in a home that looked entirely serviceable from the outside.

A failed corrugated drainage pipe at the foundation — exactly the type of finding that drives 27-item Port Orchard reports.
